Directions to Farm

The farm is located Northeast of Hinton. Go east from Hinton on County Road K42 and turn left (north) on Jade Avenue and go 1 mile north to Melbourne Ave. You are at the southwest corner of the farm here. If you are coming from LeMars from the north you can turn east on Jasmine Road just before you reach Hinton and go east to the northwest corner of the farm.

Auction Details

This farmland auction will be held at Hinton Iowa on March 10th at 10AM.  The farm will be offered in 2 tracts with NO combination bidding.  You will be able to bid in person or online as if you were at the auction.

This is a nice high quality farm in Plymouth County located south of LeMars.  This farm will be sold in 2 tracts with no combination bid.  All acreage figures are provided from other sources including the Assesors office, Surety Maps and the Farm Service Agency.  Acreage figures from one office to another can be different.  The seller will not conduct a survey, it will be up to the buyer to satisfy themselves as to the acreage.

If the farm is purchased by 2 different buyers the seller will survey the fenceline between the two tracts and it will be marked with poles on the north and south end of the line if they do not alreayd exist.

Possession

Possession will be landlord possession at closing for 2017 crop year. You will receive a credit at closing for 2017 rent. The rent credit will be calculated at $300 X the tract multiplier.

Closing

Closing will be held on or about April 10, 2017.

The Auctioneer may accept absentee or phone bids from bidders who can not attend the auction or bid on half of the seller. All decisions of the Auctioneer are final.
