Tract 1 is located NE of Irwin. Go 2 miles east of Irwin on F24 to Umbrella Avenue, then 3 miles north to the farm. Tract 2 is located SE of Irwin. Go 5 miles east on F24 then 1/2 mile south on Wildwood. The farms are located 15 miles NE of Harlan.

Kenneth will sell his two farms at auction on December 12th. The auction will be a live auction with online bidding. You can bid at the auction, from the App or from DreamDirt.com
These two farms are well taken care of and will make a nice addition to any portfolio. If you are interested in taking on more acres you have a choice between 40 or 80 acres. The farms are not far from each other and would make a nice investment with good long term income.

The successful buyer(s) will pay a non-refundable earnest deposit of 10% the day of the auction. The earnest desposit is non refundable if the buyer fails to close.
The farm lease has been terminated, no lease is in effect on this farm.
Terms and Conditions
All bids are cash bids. 10% earnest deposit is required the day of the auction for successful bidders. The high bidder will pay 2% buyers premium on their purchase. The buyers premium is calculated by multiplying the final bid by 2%. The buyers premium will be added to the final bid to arrive at the gross sale price and paid at closing.

CONTRACT AND TITLE
Immediately upon conclusion of the auction the high bidder(s) will enter into a real estate contract and deposit with DreamDirt Farm and Ranch Real Estate LLC the proper non refundable earnest deposit. The Seller(s) will provide a current abstract at their own expense. Sale is not contingent upon buyer financing, all bids are cash bids. This sale is subject to all easements, covenants, leases and restrictions of record. Buyers must do their due diligence prior to bidding. All property is sold on an "As is – Where is" basis with no warranties or guarantees, expressed or implied, made by the Auctioneer or Seller unless specifically stated. Seller reserves the right to accept or reject any and all bids. DreamDirt Farm and Ranch Real Estate LLC and its representatives are agents of the Seller. Winning bidder(s) acknowledges that they are representing themselves in completing the auction sales transaction. Any announcements made auction day by the Auctioneer will take precedence over any previous material or oral statements. Bidding increments are at the sole discretion of the Auctioneer. The Auctioneer may accept absentee or phone bids from bidders who can not attend the auction or bid on half of the seller. All decisions of the Auctioneer are final. The auction is open to the public contingent upon proper behavior. The Auctioneer may ask your to leave if your behavior is not in the best interest of the seller.
