The fourth tract consists of 43.35 Acres of farmland and timber in Missouri bordering the state line South of Athelstan.
Personal property will sell following the Real Estate at approximately 12:30 PM
Something for everyone in this auction. Millicent "June" as most know came from England and she was very fond of her Antiques, Antique Furniture, and Collectibles. She also was a huge Elvis Presley fan and had several pieces of Elvis memorabilia.

10 AM Real Estate will be sold in individual tracts, which is subject to seller confirmation. There will be NO combination bid to tie the properties together. Tracts 1-3 will be sold in whole dollar increments. Tract 4 will be sold by the acre using a bid multiplier of 43.35 acres.
Immediately after the real estate portion is over and contracts are signed we will begin to sell the personal property from the estate. We expect that time to be approximately 12:30 pm or before.

Immediately upon conclusion of the auction the high bidder(s) will enter into a real estate contract and deposit with DreamDirt Farm and Ranch Real Estate LLC the proper non refundable earnest deposit. The Seller(s) will provide a current abstract at their own expense. Sale is not contingent upon buyer financing, all bids are cash bids. This sale is subject to all easements, covenants, leases and restrictions of record. Buyers must do their due diligence prior to bidding. All property is sold on an "As is – Where is" basis with no warranties or guarantees, expressed or implied, made by the Auctioneer or Seller unless specifically stated. Seller reserves the right to accept or reject any and all bids. DreamDirt Farm and Ranch Real Estate LLC and its representatives are agents of the Seller. Winning bidder(s) acknowledges that they are representing themselves in completing the auction sales transaction. Any announcements made auction day by the Auctioneer will take precedence over any previous material or oral statements. Bidding increments are at the sole discretion of the Auctioneer.
