This is a live auction with online bidding.  The auction will be held at the Knights of Columbus Hall in Storm Lake.

90+ CSR2 farms on the open market are very rare.  These high quality farms are held closley and often traded privately.  Mr. Clausen has chosen to offer this farm to the public via an auction and you will have the opportunity to buy it on August 4th.  

The Crop on the farm belongs to the seller and WILL NOT be sold with the farm.  The buyer will get possession of the farm when the sellers crop has been harvested.  There is no guarantee on the date when the crop will be harvested.

Sale Method

The farms will be sold by live public auction with online bidding available.

A bid multiplier will be used to determine your final bid.  The bid multiplier will be as follows

Tract 1 Your bid will be multiplied X 76

Tract 2 Your bid will be multiplied by 72.4

This bid multiplier is the same as what the FSA shows for tillable acres for each individual tract but is not a guarantee of acres.  No survey will be completed by the seller except to mark the boundary between tracts 1 and 2 if they are purchased by individual buyers.  If they are purchased by separate buyers the line will not be marked.

The tracts will be sold high bidder's choice.  If you are the first successful bidder you will have the option to take tract 1 or tract 2 or both tract 1 and tract 2.  

This auction includes a 2% buyer's fee.  When your high bid is achieved 2% will be added to the bid to determine the final sales price.  The final sale price will be 102% of your final bid.

Knights of Columbus Hall 1507 E. Lakeshore Drive Storm Lake Iowa on the NE edge of the lake across the road from Kings Point Waterpark.


The buyer will get possession of the farm after the seller has harvested his crop. There is no guarantee when the crop will be harvested.


The closing will be held on September 13th

Earnest Money

5% of the purchase price will be required when you are the high bidder to be held as earnest money until closing.

Farm Lease

There is no lease on the farm. The seller lives out of state and has the farm custom farmed and little control over when the crop is harvested but as soon as it is you will get possession. No stalks will be baled from the farms.

Terms and Conditions

All bids will be cash bids. Property taxes will be prorated to the date of closing. The seller will require a 5% earnest deposit the day of the auction for successful bidders which is non refundable if you fail to close. Abstract will govern the actual legal description. You may bid in person at the auction, on our website or via our smartphone app. All absent bidders will be required to provide a bank letter of credit to bid online. Onsite bidders are not required to provide a bank letter of credit.

Immediately upon conclusion of the auction the high bidder(s) will enter into a real estate contract and deposit with DreamDirt Farm and Ranch Real Estate LLC the proper non refundable earnest deposit. The Seller(s) will provide a current abstract at their own expense. Sale is not contingent upon buyer financing, all bids are cash bids. This sale is subject to all easements, covenants, leases and restrictions of record. Buyers must do their due diligence prior to bidding. All property is sold on an "As is – Where is" basis with no warranties or guarantees, expressed or implied, made by the Auctioneer or Seller unless specifically stated. Seller reserves the right to accept or reject any and all bids. DreamDirt Farm and Ranch Real Estate LLC and its representatives are agents of the Seller. Winning bidder(s) acknowledges that they are representing themselves in completing the auction sales transaction. Any announcements made auction day by the Auctioneer will take precedence over any previous material or oral statements. Bidding increments are at the sole discretion of the Auctioneer. The Auctioneer may accept absentee or phone bids from bidders who can not attend the auction or bid on half of the seller. All decisions of the Auctioneer are final. The auction is open to the public contingent upon proper behavior. The Auctioneer may ask your to leave if your behavior is not in the best interest of the seller.
