The farm is located NE of Buffalo Center Iowa. From Buffalo Center go east 3 miles on Highway 9 to 50th Avenue (County Road R26) and then 3 miles north to 460th Street. Go 1/4 mile east to the farm. The farm is 15 miles northwest of Forest City of 35 miles NW of Mason City Iowa
This is a live farmland auction with online bidding available if you can not attend the auction. The live auction will be conducted at Buffalo Center Iowa in the Heritage Town Center Hall at 10AM. You can bid online at the same time from any location by going to the bid online link above. The CRP Strip around the outside of the farm expired in 2017 and was not renewed. Those acres will become tillable in 2018 when you take possession.
This farm will be sold ABSOLUTE to the highest bidder regardless of price. The farm includes 10.4 acres of CRP that pays $300 per acre or $3120 annually. The CRP contract begins in 2017 and expires in 2027. There is a manure easement on this farm which is in the document section.
