The farm is located NW of Soldier on Poplar Avenue. Go west from Soldier toward Turin to Peach Ave, follow it north and east until you meet Poplar, turn north on Poplar. Located 39 miles SE of Sioux City.

This is a tract of farmland that can appeal to anybody.  Look at the farming and hunting opportunities here.  When the property graduates from the CRP pogram in 2018 this good brome field could go directly into pasture or be tilled for a 2019 crop. 

For the hunter the property is at the end of a dead end road (227th Ave) and has no road frontage and its in Jordan Township, the heart of Monona County's big buck habitat.  The possibilities for food plots are endless here.  This isn't a solid timber property and thats ok, for the gun hunter, even the bow hunter to find a 60 acre property that has the deer density and tillable timber ratio this farm has is a jackpot! 51 of 60 acres are income producing!  If you look at the property on google earth zoom in and notice the deer trails in the brome grass.  You will be utterly impressed with the number of them and it helps pinpoint the majority of deer activity as they bed on the thick pockets on this farm and then head to neighboring crop fields.  Add food here and you've got a property thats going to consistently produce the whitetail experiences.  I've seen other farms like this that hunt like a dream during the rut and late seasons.  

The property will have access on 227th Avenue which goes directly into the proposed parcel. A portion of 227th Avenue is not currently rocked but we hope to have an answer before the auction from the County Engineer if it can be.  In August 1965 Monona County vacated a portion of the road that is now 227th Street, however kept 650 feet of the roadway in tact.  That 650 feet is the lenght to the entrance of this farm.  

The survey has begun on this property and the surveyors have marked the proposed new property boundary with lath with flags.  At the entrance to the 60 acres you will find the first lath east of the big tree.  The next lath is 400 feet to the north, the next is 200 feet to the west, the next is 400 feet north where you can follow the lath every 400 feet to the north fenceline.  The last lath is in the north fence line.  A photo of the first lath is included in the photos.

Terms and Conditions

The successful bidder will pay a 5% non refundable earnest deposit the day of the auction and enter into a purchase agreement with the seller. The taxes will be pro-rated to the date of closing. All survey and abstracting expenses will be the responsibility of the seller. The final purchase price will be adjusted to the actual surveyed acres. The buyer agrees to sign documents at the FSA to take over the CRP contract within 30 days of closing.
