Directions to Farm

The farm is located on the Sioux and Plymouth County line. From LeMars go north on county road C16 to C12. Go west on C12 for 13 miles to Fawn Avenue. Go north on Fawn 1 mile to the farm. From Hawarden Go 6 miles south of Hawarden on Highway 12 to 500th Street. Go east 4 miles to Chestnut Avenue. You will be in the NW corner of the farm at this intersection. The farm is 15 miles NW of LeMars, 15 miles SW of Sioux Center or 18 miles SW of Orange City or 27 miles north of Sioux City.

Auction Details

This is a live auction with online bidding available.  The auction will be conducted at LeMars Iowa.  You can attend the auction to bid or bid simultaneously from the DreamDirt APP or from our website if you do not attend the live auction.  ALL online bidders will be required to provide a letter of credit to bid online.  Onsite bidders will NOT be required to provide a bank letter of credit if bidding in person at the auction.  Online bidders may submit bank letters of credit to Jason@dreamdirt.com

Terms and Conditions

5% earnest deposit due the day of the auction. There is a 2% buyers fee that will be added to your high bid. This 2% becomes a part of the purchase contract and is due with the balance of the sale proceeds at closing. All bids are cash bids.

CONTRACT AND TITLE

Immediately upon conclusion of the auction the high bidder(s) will enter into a real estate contract and deposit with DreamDirt Farm and Ranch Real Estate LLC the proper non refundable earnest deposit. The Seller(s) will provide a current abstract at their own expense. Sale is not contingent upon buyer financing, all bids are cash bids. This sale is subject to all easements, covenants, leases and restrictions of record. Buyers must do their due diligence prior to bidding. All property is sold on an "As is – Where is" basis with no warranties or guarantees, expressed or implied, made by the Auctioneer or Seller unless specifically stated. Seller reserves the right to accept or reject any and all bids. DreamDirt Farm and Ranch Real Estate LLC and its representatives are agents of the Seller. Winning bidder(s) acknowledges that they are representing themselves in completing the auction sales transaction. Any announcements made auction day by the Auctioneer will take precedence over any previous material or oral statements. Bidding increments are at the sole discretion of the Auctioneer. The Auctioneer may accept absentee or phone bids from bidders who can not attend the auction or bid on half of the seller. All decisions of the Auctioneer are final. The auction is open to the public contingent upon proper behavior. The Auctioneer may ask your to leave if your behavior is not in the best interest of the seller.
