The farms are located 5.3 miles west of Graettinger Iowa, 7.1 miles north of Ruthven, Iowa, 14 miles northeast of Spencer Iowa or 10 miles southwest of Estherville, IA. From Graettinger go west on County Road B14 5.3 miles. Tract 1 is on the south side of the road and Tract 2 is on the north side of the road just after it turns to a rock road. From Spencer Iowa go east on Highway 18 through Ruthven. Just east of Ruthvan 1.5 miles turn north on County Road N26. Go North 8 miles to 280th Street and turn left. The farms will be located in the first mile of 280th Street.
This is a live auction with online bidding available. The two tracts are currently on one FSA farm record, if purhcased by two different buyers the record will be reconstituted by the FSA however the numbers are currently combined.

Immediately upon conclusion of the auction the high bidder(s) will enter into a real estate contract and deposit with DreamDirt Farm and Ranch Real Estate LLC the proper non refundable earnest deposit.
