From the Intersection of Hwy 37 and F-16 the farm is 1/4 of a mile east of the Intersection. Birch Avenue goes through the farm and F-16 goes along the northern edge of the farm. From Earling the farm is 7 miles northwest on Highway 37.

The farm will be sold as 1 parcel. Your bidding will be based on taxable acres of 81.5 and your final bid will be multiplied by 81.5.

If you are the successful bidder at the auction you will be a landlord in 2016. The current tenant has all farming rights for 2016 through Feb 28, 2017. You will get full possession of the farm on Feb 28, 2017. The buyer will get a seller rent credit for 2016 at closing of $18,500.

The seller reserves the right to accept or reject any and all bids. Winning bidder(s) acknowledges that they are representing themselves or have hired representation using their own financial means to complete the auction sales transaction. Any announcements made auction day by the Auctioneer will take precedence over any previous material or oral statements. The Auctioneer may accept absentee, phone or Internet bids from bidders who can not attend the auction or bid on behalf of the seller to advance toward any reserve. Bidding remotely does not guarantee anonymity. All decisions of the Auctioneer are final. The auction is open to the public contingent upon proper behavior.
