This is a nice flat farm very close to town. The farm has a home on it which is being offered as a separate tract. A survey will be conducted to remove that parcel from the property if it is purchased by a different bidder. If the home and land are purchased by the same bidder no survey will be conducted. Acreage figures above do not include the homestead. All bidding will be conducted online. This will be a live simulcast auction. You can place your bids anytime from now until the close of the auction. When the auction is conducted you will be able to hear the auctioneer or just follow along on the bidding platform as the bids will be displayed on the screen

Directions to Farm

Go to the north edge of Jesup to Osage Street and then west on Osage. The farm is located just west of the golf and country club. The farm is located 8.6 miles west of Independence Iowa and 10.2 miles east of Waterloo Iowa.

Sale Method

The farm will be sold on a per acre basis and your bid will be multiplied by 66.7 to arrive at your final bid amount.

Earnest Money

Non-refundable 10% deposit upon becoming the successful buyer to be held in the sellers attorney’s trust accounts until closing

Possession

Possession will be landlords possession at closing. The tenant pays rent in 2 parts so the seller will collect and keep 2016 rents. In turn the buyer will receive a cash credit at closing for $20,010 for 2016 rent and collect the full credit up front.
