Iowa Farmland Auction Price Report – Week 7 2018

Week 7 is in the books for 2018 Iowa farmland auctions and we’ve added another week to our trendline.  $14.6 Million dollars of farmland traded hands in Iowa last week with an average price of $7387 per acre.  Once agin this week treated sellers of farmland across the state very well.  There were 3 notable farmland auctions producing over $10,000 per acre with a tract selling in Benton County for $14,300, Plymouth County at $11,150 and $11,450 as well as Clinton County with a quarter selling for $10,800 per acre.

 

Average Farmland Prices In Iowa

The average farmland values and auction results didn’t look a whole lot different than last week with the dollars per CSR2 point coming in at $95.07 for the week and the average per acre price at $7387.  Both were slightly down from the previous week but nearly dead even.  Measured over a short period of time from week to week you’ll see more of a trend each week.  So far in the 7 weeks of 2918 we have measured the highest per acre price was in week 4 with $8841 per acre and $114,40 per CSR2 point.

 

Farmland Sales In Iowa

This was the highest volume week of 2018 so far which really isn’t say much, farmland sales continue to be very low.  This week 2084.76 acres sold and 90.54% of them or 1887.63 of them were tillable farmland.  The continued low volume will ensure good results for sellers of tillable farmland that is good quality in most areas and most situations.  We do continue to see areas where multiple auctions have already occurred that its obvious supply is a little ahead of demand.  As more sales occur drawing capital out of a local area the results tend to show that pressure.  The majority of farms being sold today are being sold to farmers, around 80%. Investors looking to purchase farms in Iowa should watch these areas where multiple auctions occur in close time proximity to narrow down places they can be successful at their price points and margin.  There are also a fair number of farmers looking for leaseback sales right now and if that is something that interests you please contact us as we have quite a few requests for investor buyers right now.
