We will take bids, take a break to present the high bid to the seller for confirmation and then come back to sell the farm. The seller of the farm will be present at the auction to sign documents.

Possession: Full Possession March 1, 2018
Closing: 30 Days following the auction. The closing will be conducted by the sellers attorney. You will pay the balance due plus the buyer premium at the closing.

Earnest Money: 5% earnest deposit will be due the day of the auction. The balance will be due at closing.
Farm Lease: The farm lease has been terminated prior to August 31, 2017 and you will get possession of the farm for 2018.
Terms and Conditions: All bids are cash bids with no contingency of any kind. The high bidder will be required to to enter into a purchase agreement the day of the auction. You will be required to put 5% of the purchase price down the day of the auction to be held in trust until the closing date. There is a 3% buyers fee associated with this auction. 3% of your bid will be added to the bid to arrive at the final purchase price. This will be the final contract price. All online bidders are required to provide a proof of funds prior to bidding. Register online to bid and you will be contacted to provide instructions. The sale is subject to sellers confirmation of the high bid and sale.
