Farmland Auction Guthrie County Iowa

DreamDirt is proud to present the Whetstone Acres Farms, LLC farmland auction in Guthrie County Iowa.  The auction will be held on September 25th at 10AM at the Casey Visitor Center, Casey Iowa.

This farm is located in southern Guthrie County Iowa northwest of Casey Iowa in Sections 5 and 8 of Thompson Township.  The farm is a mostly tillable farmland auction with a portion of the farm enrolled in the CRP program.  This includes 19.2 acres enrolled at $257 per acre until 2027 and 20.9 acres enrolled until 2018 at $115.74 per acre.  All CRP payments for 2017 will be paid to the seller and all remaining payments will be paid to the buyer in 2018 and beyond.  Of the 136.23 total tillable acres 40.1 are CRP and the remaining 96.13 acres are currently tilled and rented to a tenant.  The tenancy has been terminated prior to Sept 1, 2017 and the buyer will get full possession of the 96.13 acres on March 1, 2018.

Buyer Premium

There is a buyer premium of 2% on this auction.  If you are the successful bidder you will pay 102% of your final bid.


The farm will be sold in 2 tracts.  A buyer may buy both tracts of land but they will be sold individually.  The first tract is the 40 acres south of the dirt road and the next tract is the 135 acres north of the dirt road.  These tracts will be sold in round robin style bidding.  There will NOT be any combination bidding for the parcels.

Casey Visitors Center 100 East Grant Street, Casey, Iowa 50048.  The farmland auction will begin promptly at 10AM and should last about 1 hour..

To be held 30 days after the auction.  The seller will provide the buyer with an updated abstract for your attorney’s opinion.

Terms and Conditions

All taxes will be prorated to the date of closing. The sale of the home is AS IS WHERE IS. If the buyer intends to live in the home they will be responsible for any septic upgrades if required by time of transfer inspection. All bids are cash bids with no contingencies. Buyers agrees to transfer all CRP contracts to their name within 30 days of closing. The seller will not participate in any CRP buy out. This auction INCLUDES A 2% Buyers Fee which will be added to your final bid to arrive at the contract price. The buyer will put down 5% earnest deposit the day of the auction and pay the balance at closing. The buyer must sign a purchase agreement the day of the auction.
