Farm is located 70 miles SW of St. Louis, MO. From Cherryville Missouri go south on HH to the end of the paved road. When the pavement ends go right and watch for signs on the property.

This 1100 acre Crawford County cattle ranch has huge potential as a recreational resort, corporate retreat, farm, business, but in all, it is a great investment property with lots of uses. Some of the best Ozark countryside that joins over 50,000 acres of Mark Twain National Forest on 2 sides, with the majority down the eastern property line. The land is a mixture of pasture and the remaining is a mixture of hardwoods and cedar.

FDA has approved the Mezines Spring as safe drinking water straight from the ground. Has a spring house built over it to keep animals out of the spring. Last time checked it is producing 981,000 gallons a day. One of the largest privately owned springs in Missouri. Has a lake, along with 4 running creeks throughout the property. The previous owner registered the spring and began to sell it in bulk. He was selling 60,000 gallons a day and getting $2400 for the 60,000 gallons. He was selling to Chapelle International and LaCroix Spring Water. The current owner has bought a bottling line that can produce up to 3000 bottles per hour. So you could sell bulk water to a bottler or build up a customer base to bottle on your own. One huge advantage to this property is owning your own spring and being so close to the St. Louis market. This natural spring has won an award for taste in Chicago back in the mid 90's. Not only is it a great investment but has great deer and turkey on the property, especially adjoining the national forest.
