Tract 1: From Osage, travel North on Highway 218 for 5.3 miles. Tract 1 is located on the NE corner of Highway 218 and 420th St. Tract 2: From Osage, travel North on Highway 218 for 4.5 miles, then turn left on 410th St. Proceed for .2 miles, and Tract 2 will be on your right.

Auction Details

This is a Timed Online Auction.  You may read the terms of use for our website. We do offer an alternative bidding location for those that can not bid online.  In this Timed Online Auction, you will have until 2PM on June 5th to place your bids.  You may bid at any time during that time.  

When the auction hits certain milestones the bidding increment will be reduced just like you are used to.  The auction will end with a "Soft Close" This means that if anybody bids in the last 2 minutes of the auction, the bidding clock will be reset to 2 minutes allowing everybody ample time to place a new bid.  You may opt to receive text and/or email notifications when you register for the auction so you will receive various notices including out bid and end of auction notifications automatically. These are very handy for keeping track of the auction and knowing when you are outbid.  If you already have a bidder account and do not get notifications you can sign in and change your communications preferences. 

We will contact you by telephone several times throughout the process and verify your information. You will be required to enter a credit card to register, this is done to verify the identity of bidders and ensure the bidder record matches the credit card account entered. Your card is NOT charged for anything. 

Following the auction when you are the high bidder we will contact you to make arrangements to sign the purchase agreement and submit the earnest deposit.  The Purchase Agreement will be sent to your email for electronic signatures and you will be given wire information to wire your deposit to our real estate trust account.  Often times we work with your banker to accomplish this.

Video and audio recording devices will be in use during the auction which may be broadcast via the Internet or used in other places. Bidding increments are at the sole discretion of the Auctioneer who may accept or reject any bid. Immediately upon conclusion of the auction the high bidder(s) will enter into a real estate contract and deposit with DreamDirt Farm and Ranch Real Estate LLC or other approved holding account the proper non-refundable earnest deposit. The Seller(s) will provide a current abstract or other title conveyance instrument at their own expense unless otherwise noted. The sale is not contingent upon buyer financing, all bids are cash bids. This sale is subject to all easements, covenants, leases, and restrictions of record. Buyers must do their due diligence prior to bidding. Bidding remotely does not guarantee anonymity. All decisions of the Auctioneer are final. The auction is open to the public contingent upon proper behavior.
