Agent Comments

Tract 1- Here is an opportunity that you won't find often, small acreage with quality habitat! There is a reason these small tracts bring more dollars per acre is because they are impossible to find and when you find one you don't want to let it go. This farm has established alfalfa, row crop acres, a pond and mature trees AND its in southern Iowa's Adams County, certainly one of Iowa's southern counties that never gets the credit it deserves for big bucks. Now you have the chance to get away from the big crowds and have it to yourself. If you aren't a hunter look at the lease potential for additional income. Many properties are leasing between $9 and $20 per acre which can add valuable income.

Tract 2 - If you thought Tract 1 was nice look at this one, more acres, more timber, a bigger pond and more rental income. It has everything you need to grow big bucks and hold them. If you want to buy it and farm it look at the income potential from a hunting lease to boost your income on this attractive property.
