From Harlan go east on Hwy 44 to Redbud Road, go north on Redbud 3 miles to the farm. Just south of the farm the road name changes from Redbud to Redwood. The farm is on the west side of Redwood. Watch for Signs.
The farm will be sold as 2 tracts. Tract 1 is 40 acres with pasture, tillable and home and Tract 2 is 80 acres of tillable farmland. The tracts will be offered buyers choice. The farm will be sold AS-IS WHERE-IS. This farm is being sold to settle an estate so a septic inspection and update is not required for the buyer or seller. A buyer may choose to install a new septic system but it is not required given the farm is being sold by an estate.

The farmland is rented for 2016 so you will get landlord possession at closing. The new owner will receive $13,825 of the 2016 rent on September 1, 2016. Because this is an estate the sale will be subject to court approval. If the tracts are sold separately to different buyers the rent will be applied to individual tracts as follows Tract 1 $3914.50 and Tract 2 $9910.50
