Every hunting farm has its own potential, its own pros and cons but every once in a while a farm comes along that has it all as is the case with my 200 acre listing in Adams County Iowa.  This farm has exceptional habitat and among my favorites about this farm, long narrow fields that create an abundance of edge habitat and whitetail are the creature of the edge.  The dynamics of a farm with typical round shaped fields versus long oblong shaped fields makes a difference in the entire hunting experience and a hunters ability to choose the perfect location where the maximum number of deer will pass.

The rough terrain of this farm also makes it appealing to the whitetail and the whitetail hunter.  The rough terrain creates security with “no go” or sanctuary zones that are inaccessible easily by humans.  Couple that with the think thermal cover of red cedar lined south facing slopes and you’ve got something very special but it still doesn’t end there.  Look at the surrounding land use.

Hundreds of acres of big buck habitat surround the farm ensuring that from year to year you can have consistent results with the ability to draw deer from the surrounding area with improved habitat security, water sources, food plots, minerals and feeding sites.  Notice the concentration of water supply on this farm as opposed to the bordering farms and especially to the north.

On top of being a great hunting farm you can also live on the farm.   This property includes 2 separate homes that were built in 1995, a main living quarters and a guest cabin. The main house consists of 2250 sq. ft. on the main level with the same on the lower level that includes a finished basement. 5500 square foot of living space! There are four bedrooms and three full baths on the main level, with an additional bedroom and ¾ bath on lower level. The homes kitchen and all bathrooms were recently upgraded and a new furnace was installed in main living area. The guest cabin is a 1200 sq. ft. cabin with a single bedroom, spacious walk-in closet, and bath with laundry hook-ups. Kitchen has been remodeled to include a granite center island and two refrigerators.   This is the place you can entertain and enjoy company in a very comfortable setting.

I talked a lot about the deer hunting on the property and while it is great deer hunting there is a good deal of other recreation on the farm including the larger stocked ponds with docs that can provide hours and hours of relaxation fishing or rowing a boat.

If all of that recreation wasn’t enough to keep you busy, you also have the option of  going just 1.5 miles south of the farm to Lake Icaria that offers boating, cabin rentals, shelters, camping and more.

If you are looking for the perfect hunting land for sale in Iowa this farm is worth a trip to view.  With 200 acres you’ve got plenty of room to spread out and let the entire family or you friends enjoy the beauty of southern Iowa.  You can fully live the whitetail lifestyle on this farm!
