Illinois Farmland Auction Results – August 2025 Market Update

The Illinois farmland market remained active in August 2025, showing both strength in pricing and a noticeable rebound from July’s quieter activity. Strong demand, coupled with limited supply, kept land prices steady and competitive. Let’s dive into how August performed compared to both last month and one year ago.

August 2025 Snapshot (80%+ Tillable Farms)

  • Number of sales: 25

  • Total acres sold: 2,063 acres

  • Average price per acre: $12,881

  • Median price per acre: $14,400

  • Average tillable price per acre: $14,076

  • Average soil score: 130.7 PI

  • Average $ per PI: $104

The Illinois farmland market remains strong and stable, with premiums still being paid for high-quality soils in central counties.

The spread between the top sales ($19,200/acre) and lowest ($8,375/acre) shows how much soil productivity and local demand drive farmland values.

With an average of nearly $13,000 per acre, August’s sales show that farmland continues to be a resilient investment in Illinois.

High-End Sales

  • McLean County – 75.29 acres at $19,200/acre (Soil Score 136.2)
  • Christian County – 80 acres at $17,500/acre (Soil Score 141.8)
  • Christian County – 80 acres at $17,400/acre (Soil Score 141.8)

These sales highlight continued strength in central Illinois, particularly in counties with highly productive soils.

Lower-End Sales

  • Bond County – 50 acres at $8,375/acre (Soil Score 111.8)
  • Fulton County – 117.68 acres at $9,650/acre (Soil Score 109.3)
  • Bond County – 36 acres at $10,000/acre (Soil Score 114.4)

Month-to-Month (July August 2025)

  • Acres sold climbed from 1,394 in July to 2,063 in August (+48%)
  • Average $/acre increased from $12,099 $12,881 (+6.5%)
  • $/PI jumped from $94.39 $104.00 (+10.2%)
  • Total sales volume rose from $17.7M $29.6M (+67%)

August was clearly a more competitive month, with stronger demand pushing both sales volume and land values higher.

Year-over-Year (August 2024 August 2025)

  • Acres sold fell from 2,821 2,063 (-27%)
  • Average $/acre climbed from $12,024 $12,881 (+7.1%)
  • $/PI increased from $98.44 $104.00 (+5.6%)
  • Total sales volume dipped from $33.4M $29.6M (-11%)

Compared to last year, fewer acres traded hands, but buyers paid more for the land that did sell.

12-Month Rolling Totals (Sept 2024 – Aug 2025)

Looking at the big picture, farmland values remain very solid:

  • Total Acres Sold: 36,381.77
  • Average $/Acre: $13,126.01
  • Average $/PI: $103.89

This long-term view shows farmland continues to be a stable and sought-after investment despite month-to-month fluctuations.

Auction Volume

The number of acres moving at auction increased from July to August, with 2,062 acres sold. As we head into quarter 4 soon we expect to see sales pick up and amount of acres on the market increase through the rest of the year.

Final Thoughts

While volume shifts month to month, the overall trend is clear: Illinois farmland remains a strong, resilient market. Quality soils continue to command premiums, with an 0.80 correlation between PI score and $/acre showing just how closely tied land values are to productivity.
