🔄 Trends at a Glance
-
Compared to June 2025, average prices dipped slightly (-1.5%), while acres sold increased by nearly 600.
-
Compared to July 2024, average prices are down 12% per acre and 15% per PI, but auction volume is up 22% year-over-year.
This suggests buyers are still active, but the market is no longer at last summer’s peak.
🌾 Auction Volume
The number of acres moving at auction climbed in July compared to June, with 1,394 acres sold — the third-highest monthly total in the past year. This reflects strong demand for farmland and sellers’ willingness to bring properties to the market mid-summer.
🔑 Key Takeaways
-
Class A soils (135+ PI) continue to bring premiums, often $17,000–$19,000/acre.
-
Mid-tier soils (120–130 PI) are driving most of the market around $11,500–$13,000/acre.
-
Lower quality soils (<115 PI) continue to trade below $8,000/acre, especially in southern Illinois.
-
Prices are softer than last summer’s highs, but strong demand and steady auction activity signal a healthy market.
Final Thoughts
Farmland values in Illinois remain historically strong, though July confirmed a slight cooling compared to the summer of 2024. Sellers with high-quality soils are still capturing exceptional premiums, while buyers are increasingly selective on marginal tracts.
