Illinois Farmland Auction Results – November 2025 Market Update
Tracking Prices, Trends & Market Shifts Across Illinois Farmland Sales
Illinois farmland sales remained active through November, with strong buyer participation and a noticeable shift back toward higher-quality, predominantly tillable ground. While overall acreage amount sold stayed similar to October, pricing and soil productivity both moved higher, signaling continued demand for well-located, high-PI farmland heading into year-end.
Below is a full breakdown of November 2025 sales, followed by a comparison to October 2025.

November Highlights:
November reflected a strong shift toward high-quality farmland, with nearly all acres sold being tillable and an average PI well above recent monthly averages. Buyers continued to show a willingness to pay premiums for strong soils, efficient field layouts, and well-managed tracts.

Month-to-Month Comparison
1. Pricing rebounded sharply
After October’s lower averages driven by mixed-quality ground, November saw a strong rebound in $/acre, increasing more than $1,600 per acre month-over-month. This increase was directly tied to the quality of land sold rather than speculative bidding.
2. Higher soil productivity drove stronger values

Average PI jumped from ~91 in October to 128.6 in November

Nearly 95% tillable on average

Buyers clearly prioritized quality over quantity
This reinforces a key trend: high-PI farmland continues to command premium pricing, even as interest rates and broader economic uncertainty persist.
3. Sales activity expanded significantly
With 80 total transactions, November had nearly three times more individual sales than October. This suggests continued seller confidence and steady buyer demand late in the year, particularly for smaller and mid-sized tracts.
4. Total dollar volume surged
Despite only a modest increase in acres sold, November’s total sales volume exceeded October by more than $30 million, reflecting stronger per-acre pricing and better overall land quality.

November 2025 vs. November 2024: Year-Over-Year Farmland Market Comparison
What Changed From Last Year
Despite slightly higher acreage volume in November 2025, the overall market softened compared to November 2024:

Per-acre pricing declined ~8%, reflecting a shift toward slightly lower-quality farms and a more selective buyer pool.

Soil quality dipped modestly, with average PI falling from 130.1 to 128.6.

Total sales volume fell by nearly $9.6 million, even though more acres changed hands.

Buyers paid less per PI point, signaling increased pricing discipline compared to last fall.
High-quality, highly tillable farms continue to outperform the market, while mixed or lower-PI tracts are seeing more pricing pressure than a year ago.

Final Thoughts
What This Means for Landowners Considering Selling
November’s data reinforces that the Illinois farmland market remains selective but strong:
