Farmland Auction Price Results in Iowa

DreamDirt’s Farmland Market Analyst tracks farmland prices across Iowa to maintain our comparable sales database offering our clients the best most current information available for creating accurate farmland appraisals. This information is collected from other auctioneers and real estate brokers and includes DreamDirt’s transactions. November farmland sale prices averaged $8257 per acre statewide for the sales data we collected on 71 farms sold.  This accounted for 6693 acres total sales volume with an average of 95 acres per parcel.  This month the top farmland price in Iowa was $231 per CSR2 point in Dallas County and the low was $45 in Louisa County.  45 of this months 71 sales were $100 per CSR2 point or over.

November was a busy month in the land auction business and despite the increased number of auctions I think the market showed that it has a strong appetite for farmland.  We saw the average farmland sale price in dollars per CSR2 point in Iowa go from $96.04 in the month of October to an average of $108 in November.  Sale results were noticeably higher in November and we took note of increased participation in our farmland auctions during the month of November and believe the same was true across the state at other auctions we attended.  The difference of $11.96 per CSR2 point would equate to a difference of $957 per acre on an 80 CSR farm.  On a 160 acre farm the value would increase $153,120

The next few months are among the best times of the year to sell a farm in Iowa as we are between crop seasons.  Many people ask if you can sell a farm when you already have a tenant and the answer is yes you can.  Its actually very common for farms selling to have a tenant on them.   In that case the new buyer inherits the rental agreement until the following March 1st.   If you are considering selling a farm click the FREE EVALUATION form above at the top of the page.
