Iowa Farmland Prices August 2016

As we wind down Summer and have crossed the September 1 tenancy notification deadline we have officially started on the 2017 crop year even though there is plenty to be done yet to finish out 2016’s crop.
In August DreamDirt documented 32 farmland auction transactions for a total sales volume of $28,483,789 covering 4018.4 acres statewide. This results in an average farmland sales price of $7088 for the month of August 2016. The individual transactions averaged $98.43 per CSR2 point for the month of auction.
The largest auction in terms of acres occurred in Carroll and Green County with 1235 acres selling for an average of $8457 per acre which had a significant impact on the monthly average farmland price in Iowa.
Farmland prices have remained in their slow steady decline across the state with high quality farmland still selling for a premium and nearly double 2009 figures.
