Iowa Farmland Prices June 17th – 23rd, 2023 Report

A total of 1,416 acres were sold in Iowa this week. The average price per acre for the 18 land auctions is $13,192.78/acre and $176.75/CSR2 point. Learn more about CSR2.

How much is farmland in Iowa worth currently?

This week’s top-selling farm is 73.06 acres in O’Brien County, IA which sold on June 19th. This farm is located NE of Primghar, Iowa and sold for $21,700/acre. The CSR2 rating of the farm is 97.7 which totals to be $222.11/CSR2 point on this 93% tillable farm. 

The second highest selling farm that sold this week went to two 100% tillable tracts of farmland in Carroll County, Iowa which sold on June 17th by live auction at the farm. Tract 2 sold higher at $18,000/acre for 12.75 acres. Tract 1 sold for $17,200/acre for 31.77 acres. Both resulted in +$200/CSR2. 

Third highest selling farm of the week also is located in Jasper County Sotheast of Newton, Iowa. This farm sold on June 22nd by timed online auction with 5% buyer’s premium for $16,380/acre and $210/CSR2. This farm consisted of 156.13 acres and is 94% tillable.

FAQ of the week: Are Mortgage Rates Declining?

Yes! For the third week in a row mortgage rates dipped. Compared to the first week in June, 30-year, fixed-rate mortgage decreased from 6.79% to an average of 6.67% this week according to Freddie Mac’s Primary Mortgage Market Survey. Even though we are seeing a decrease in rates, they are still higher than earlier this year. Many buyers are watching the market and are seeing the steady decline from when rates peaked last year. Good farmland in Iowa is still selling good! There is no better time than now to sell.
