A new report is out on Iowa Farmland Prices and its got some good news if you are selling farmland in Iowa. This report is a 6 month report from Sept to March and shows what I said back in December when I noted that farmland prices in Iowa were actually increasing despite what was being said in many places. This report confirms what I was seeing back during that time measuring the sale of farmland prices across the state of Iowa. Farmland prices have strengthened in most parts of the state and when measured as a whole the state has actually gained value during this time period.
This report came out showing the state of Iowa farmland prices had gained .9% value over the 6 month period. Given commodity prices that is a surprise to many people but again, given the sales prices over the last few months of that 6 month period I was not surprised at the gain in value, it was really easy to see after November things were moving upward.
Farmland Market Remains Strong in Iowa
People ask why, its the most popular question. This time period was affected by a very low supply of farmland. I mean record low volume and the demand outweighs the supply by a fair amount. A great harvest last year meant more money in the countryside than was expected. While 1031’s have not made much of an impact recently in our sales, they have influenced some of them but for the most part during this period we are seeing farmer vs. farmer competition at auctions. In a recent auction we were able to achieve a bid of $13,500 within 31 seconds of the first call for a bid by the auctioneer. Its a great indication of the demand for farmland. High quality farms are a valuable asset and buyers are willing to pay for them.
