Iowa Farmland Sets a New Price Record 5th Time in 12 Months

Everybody has been focused on planting and spraying. Gas prices have been hitting farmers hard this Spring but fertilizer costs dropped 30% this week! It’s June and our auctioneering inquiries have been picking up for Fall and Winter auctions in late 2022. Last week in my radio interviews I talked about the prospect of shooting marketing footage for farms during the green season. More often than not people sell farms in the off-season and we are not hired until after the crop is out. We always like the opportunity to be hired during the crop year even if the auction won’t be until the off-season. This is so we can get excellent in-season crop footage and make the most appealing advertising photos and videos. Does it make a difference in the price outcome of the farm? I doubt that it does but it sure doesn’t hurt to have nice footage and take advantage of every possible element. Iowa Farmland Sales May 21st – 31st
Temperatures are rising and so are farmland prices! Plymouth County in Northwest Iowa takes the top this week at a record-breaking price of $25,000/acre! That’s twice as much as the county average price of $12,416/acre released in December 2021 from Iowa State University’s Land Survey. The 96.33-acre farm and the 3.67-acreage were sold to a neighboring farmer by live and online auction in Le Mars, IA Friday, May 27th.
It’s no surprise that Sioux County was runner-up at $21,900/acre or $239.34/CSR2 also in Northwest Iowa. The average price of farmland for the end of May across 14 tillable farmland auction results and 1,076.45 acres sold was; $14,820.21/acre and $177.45/CSR2.
