Farmland Prices In Iowa For April, 2019
The pattern of land prices over the past twelve months has not changed much. In April 2019, we did not see much change on the markets again. This is starting to generate some heat on farmers and producers. The trade war that is occurring between China and the United States is putting the farmers in the middle of a political battle, and is the driving force behind the lack of movement in the commodity markets. With that in mind, the land prices should not be effected, but the trade war could increase the overall volume of land available to purchase in future months.
With the potential increased number of farmland sellers and the increased average price of tillable acres for the month of April, we’re seeing land on the market that is ready to sell for a reasonable price. These factors could also adjust the amount of demand there is in the market, bringing lower prices than expected. Not to worry though, there is still high demand for high quality farmland, roughly 80CSR2 or above. While the medium quality farmland (50-75 CSR2 rating) prices are softening, there has not been much of a change on the markets nor has there been a decrease of acres sold in the past few months.
If a farmer or estate is looking to sell their farm or acreage, the markets have been steady for months and they should stay about the same going forward.
Average Price Per CSR2 Point For Iowa Farmland
The average price per CSR2 point in April 2019 increased to $105.46, across all 80% tillable farms sold at auction in Iowa. This is a large increase from the months of February and March.
The CSR2 point rating is a measure of the soil’s productivity out of a scale of 100. It is important to remember that monthly variations depend on the quality of farms sold that month. A longer period of time such as six months to a year is the best representation of the price per CSR2 point.
Average Price Per Acre Of Tillable Farmland In Iowa
We saw an average price of $8,372.88 per tillable acre of farmland in April 2019. The monthly average was decreasing for the two previous months of February and March. April is has almost the same average price per acre as the month of January of 2019. Tillable land for the month of April is above the trend line, which is expected for this time of the year.
