Iowa Farmland Sales Volume 80% Tillable Farms
Farmland Prices In Iowa For December, 2018
As we breakdown the data for December 2018’s farmland prices, we see that the year closed out riding the average at just over $8,000 per acre. Prices are cooling a bit but are relatively good considering the current political climate. That’s not to say farmland prices are good everywhere – prices are going to be a bit lower in areas with more sales than areas with little land on the market.
Overall, the market is strong to sell farmland as we move into 2019. Predictability is key – we don’t know what is in store for land prices three to five months from now. We do know that prices are strong right now, making now the most predictable time to sell land and have a good sense of what price it will bring.
Average Price Per CSR2 Point For Iowa Farmland
Across 80% tillable farms sold at auction in Iowa, the average price per CSR2 point in December 2018 was $102.64. The price declined from November 2018, but month to month variations depend on the quality of farms sold that month. The best representation of price per CSR2 point is over a longer period of time.
Average Price Per Acre Of Tillable Farmland In Iowa
In December 2018, we saw an average price of $8,053.90 per tillable acre of farmland across all sales in the state. The price rose for the majority of the month between weeks 49 and 51, but dropped back down to finish out the year just under the 2018 average.
