Farmland Prices In Iowa For January, 2019
2019 started off quiet in farmland sales … very quiet. Some auction companies didn’t host a single auction, and very few had multiple. We are seeing selling hesitation from clients worried about market disruptions such as the government shutdown, trade concerns, and low commodity prices. But, their hesitation is unfounded because the market is stable right now. The factors playing into current land prices are not political market disruptions, but instead are the volume of land sales in your neighborhood, and the 2017 crop in that neighborhood. We’re in a stable market when it comes to those factors!
Another fear of sellers right now is the increasing interest rates. Anytime interest rates increase, the banks get more money and sellers get less. Interest rates are meant to control the speed of the U.S. economy. Their pattern is typically to increase incrementally for a period of time, then decrease incrementally for a period of time. We are in a period of incremental increase which will continue to put pressure on farmland prices for the next year. That makes today a better day to sell your farm than a year from now.
Average Price Per CSR2 Point For Iowa Farmland
The average price per CSR2 point in January 2019 was $106.25, across all 80% tillable farms sold at auction in Iowa. This is up $4 from December 2018. The CSR2 point rating is a measure of the soil’s productivity out of a scale of 100. It is important to remember that monthly variations depend on the quality of farms sold that month. The best representation of price per CSR2 point is over a longer period of time such as six months to a year.
Average Price Per Acre Of Tillable Farmland In Iowa
We saw an average price of $8,540.55 per tillable acre of farmland in January 2019. While the January weekly average stayed below $8,200, the monthly average crept up from where it ended in 2018.
