NORTH CENTRAL IOWA TILLABLE FARMLAND PRICES

As we reach the end of 2022, and the Iowa State University Land Value Survey has been released, we have some numbers to compare to our own data.  We compiled facts from that report in a recent blog post, Statewide Iowa Farmland Prices in 2023 Annual Report.  Our data is collected from actual sales of 80% tillable farmland.  It is time for a recap of farmland sales in North Central, Iowa for the year and hopefully gain some insight into 2023.  You can always view our Real-Time Current Farmland Price Data in Iowa which is updated frequently.

Realtors Land Institute Survey

In March of 2022, we saw results from the Realtors Land Institute land value survey showing a top value of North Central, Iowa farmland at $14,507 per acre.  The following report in September 2022 showed  value of $14,677 indicating low appreciation on high quality land over that 6 month period.  Medium quality land depreciated from $11,326 in March 2022 to $11,289 showing negative gain.  In the same period low quality cropland was recorded at $8,041 and 6 months later in September 2022 was at $7,924 per acre.  The North Central Iowa region was the only region in Iowa that showed a negative change in farmland prices over 2022 in the Realtors Land Institute report.  The March 2022 report had shown a 12.3% gain in land prices.  Statewide the September 2022 report showed only 2.8% appreciation of land values in the previous 6 months.

Non-Tillable and Timber Land Sales in North Central, Iowa

 

Non tillable and pasture acres in North Central, Iowa are currently running around $4,281 per acre for pasture and $3,546 for timber land according to the September 2022 report.  Those numbers were up from $4,238 and $3,468 in the previous reports.  Large tracts of timber and pasture are a rarity in North Central, Iowa; however, they do exist mainly along river valleys.  Parts of this region can have bog and peat type soils, especially prevalent in the Winnebago County area and reaching out into parts of surrounding counties.  Drainage and tile in this region is valuable and the newer the tile the better.  Buyers have a definite preference for pattern tiled farms and we see them do well when sold by auction.  Not all farms require tile but those that do definitely benefit from it.

North Central Iowa Land Sales

North Central, Iowa is comprised of 11 different Counties. Kossuth, Winnebago, Worth, Mitchell, Hancock, Cerro Gordo, Floyd, Humboldt, Wright, Franklin. Larger cities in this region include Algona, Britt, Forest City, Clear Lake, Mason City Charles City, Clarion, Hampton, and Humboldt  North Central, Iowa is directly north of Des Moines and borders the Minnesota and includes Interstate 35.  This region has highly productive farmland and is a target for farmland investors. North Central, Iowa has a significant number of wind farms and high capacity hog confinements.  North Central, Iowa farmland is primarily sold by auction throughout the region.  The region is primarily tillable farmland with few timber resource and very little pasture lands.

Kossuth County Farmland has an average CSR2 of 82.0 countywide. Kossuth has the distinction of being the largest county in Iowa and has some awesome Iowa history behind its size.  Kossuth County absorbed Bancroft County in the mid 1800’s as well as a portion of Humboldt County to the south but only two years later was ordered to give the portion of Humbolt back that it had split with Webster County.  Webster was still allowed to keep a portion of Webster, a row of four townships making Humbolt a small county, still not the smallest however.  For trivia sake, Osceola County is the smallest county in Iowa.  Farmland in Kossuth County came a long ways from the times of being just endless swamp that was so worthless Bancroft County was given to Kossuth.  Looking at farmland sales from 2022 80% tillable farms that sold at auction brought an average of $14,182 per acre.  Farmland sales in Kossuth averaged $182.69 per CSR2 point.  The highest sale in the county occurred on Dec 1 2022 at $17,800 per acre or $224.75 per point.  The lowest farmland sale in Kossuth County was 96 acres that sold for $8700 per acre on September 7th.  The county had three land sales that broke the $200 per point range in 2022.  Going into 2023 a similar pattern is likely to prevail.

Winnebago County farmland auctions for 80% tillable farms averaged $12,925 per acre in 2022 and $163.77 per CSR2 point.  The county has an average CSR2 value of 76.2. There were no sales that broke $200 per CSR2 point.  The highest selling farm sold for $14,100 per acre in late November and the lowest selling farm was at $11,700 per acre just a week before.  There was a difference of 6 CSR points between them and the likely distinction which is common in Winnebago County was drainage.  Drainage is an important value factor in this county.

Worth County Iowa farmland has an average CSR2 rating of 76.5.  It is located along the Minnesota border in far Northern Iowa.  The highest farmland sale result in Worth County was $16,400 per acre or $186.15 per CSR2 point which occurred on June 16th.  The lowest sale for the year was a sale that resulted in a top bid of $6,700 per acre or $125/CSR2 point in early November.  Another farm sold for more per acre, $7,000 yet only $89.51/CSR2.

Farmland in Mitchell County Iowa has an average CSR2 rating of 81.5 and is located on the Minnesota border.  Mitchell County farmland sales averaged $12,268 per acre and $151.50 per CSR2 point.  The highest farmland sale in the county was $19,900 per acre in March which was $216.64 per CSR2 point on a 91.9 CSR2 farm.  Those 90 plus CSR2 farms almost always break out unless they have a drainage issue.  Another 90 plus CSR farm sold in July but only made it to $17,100 per acre and $189.37 per point.  It’s very likely there was a quality difference between the two other than soil ratings.  Mitchell County always has strong competition for farmland and auctions are the preferred method of sale here.

Farmland sales in Hancock County Iowa averaged $12,625 per acre in 2022 and that trend is likely to continue into 2023.  The county average CSR2 is 78.7 The average sale of farmland in Hancock County was at $163.16 per CSR2 point.  Our company has conducted many farmland auctions in Hancock County.  The highest selling farmland auction in the county achieved $18,500 per acre in March and the next highest was in June at $17,700 per acre.  The highest sale achieved $215 per point and the 2nd place auction was at exactly $200 per point.  These were the only two sales above the $200 per point threshold.  The lowest sale in the county occurred on August 13th at $8,350 per acre with a 64 CSR2 farm.  The sale averaged $130.47 per point.

Cerro Gordo County IA Farmland had an average value of $12,624 in 2022 with sales averaging $157 per CSR2 point.  The county has an average CSR2 of 75.9  The highest sale of farmland in Cerro Gordo County was at $16,050 per acre on September 20th.  The farm sold at $188.60 per CSR2 point.  The lowest sale occurred in March at $9,180 per acre.  That equated to $122.24 per CSR2 point.  Cerro Gordo, County did not have any sales above $200 per point.

Floyd County Iowa farmland averaged $12,095 per acre for 80% tillable farms.  The farmland sales we recorded for Floyd County had an average sale price of $156.12 per CSR2 point.  The lowest sale in the county was also the lowest in the region at $6,275 per acre or $111.06 per point.  The highest farmland sale was at $14,800 per acre or $154.65 per point and a close 2nd place per acre at $14,700 or $162.07 per point.  Depending on your own views a farmland sale can be higher for per acre price or per CSR2 price.  The top two sales in this county are a good example of how there can be an argument which is most important.  As an experienced auctioneer I believe dollars per CSR2 point is a more important indicator as you are looking at dollars per quality with the understanding not all acres are created equally.

Humboldt County Iowa farmland sold at an average of $12,650 per acre or $156.75 per CSR2 point.  The county CSR2 average is 84.1 in Humboldt County which is one of the smallest counties in Iowa due to the fact four townships were given to Webster County in the mid 1800’s as Iowa was being settled.  The highest and best sale of farmland real estate in Humbolt County occurred on November 15th with a land sale at $16,750 per acre or $194.77 per CSR2 point.  There were no sales in the county that broke $200 per CSR2 point in 2022.  The lowest sale in the county occurred only three days later on November 18th at $7,900 per acre and $133 per CSR2 point.
