Iowa Farmland Prices

A new report from the Realtors Land Institute Iowa Chapter is out on Iowa Farmland Prices and it shows a gain in farmland values again for the 3rd report in a row.  This report is a 6-month report that has shown gains in Iowa farmland prices after several years of declines.  According to the report, Iowa farmland gained 2.9% value statewide over the past 6 months.  The previous report showed an increase of 2% statewide for a total of 4.9% over the last 12 months in Iowa.  The report is based on estimates from auctions, appraisers, land brokers and others knowledgeable about the farmland market in Iowa.

 

 

Farmland Prices By Crop  Reporting District In Iowa

As we have noted in our own reports on Iowa farmland market reports there continues to be significant demand for high-quality farms, very very few of them are available which continues to contribute to a strong land market.  This report measures all 9 crop reporting districts in Iowa and every district showed an increase in farmland values with the largest increase in East Central Iowa at +4.3% and the lowest increase in south central Iowa at +1.6%.  Values of high-quality cropland were estimated at an average of $9,376 per acre, medium quality farmland was estimated to be worth an average of $6,925 per acre while the average value of low-quality farmland was estimated to be $4,552 per acre.  The average value of non-tillable pasture was estimated at $2,829 per acre an increase of $105 per acre statewide.  Timber acres came in with an increase of 3.11% statewide up from $2,366 to $2,442 per acre.
