Current Average Price of Farmland in Illinois

• In the month of June 2025, a total of 821 acres of 80% or more tillable farms was sold in Illinois by the auction sales method.

• The current average per acre price for land in Illinois according to these June sales is $12,288/acre for farmland in Illinois counties.

    • The current average price per TILLABLE acre is $12,837/tillable acre

• The highest-selling farm in Illinois in June was a 41.01-acre property in Adams County, IL which sold for $23,000 per acre, totaling $943,230. This farm is 99% tillable with a 131 PI rating, equating to $176 per PI, and is located near North Quincy.

June 2025 Farmland Market Snapshot: Rural Mainstreet Update

The June 2025 Rural Mainstreet Index (RMI) rose to 51.9, its highest level in nearly two years, signaling cautious optimism across the Midwest. Still, farmers and landowners continue to face persistent challenges.

Key Regional Highlights:

  • Farmland values stayed below growth neutral (40.9) for the 13th time in 14 months, impacted by elevated interest rates, input costs, and trade volatility.

  • One in four farmers is expected to face negative income in 2025.

  • Farm equipment sales remained sluggish for the 22nd straight month.

  • Ag exports across the region declined 18.5% in the first four months of 2025 compared to 2024.

  • Farm loan delinquencies stayed low, despite weak farm income. Home sales and non-farm hiring showed slight improvements.

Illinois Snapshot:

  • Illinois’s RMI jumped to 52.7 in June, a strong rise from 37.6 in May.

  • Farmland prices showed modest improvement, increasing to 42.3 from 37.9.

  • Hiring activity strengthened, with the index climbing to 53.8.

  • Illinois ag exports fell sharply—down 43.1%, or $753 million, compared to the same period in 2024.

  • China was the top buyer, accounting for 27.9% of the state’s ag and livestock exports.

Bottom Line:
While there’s a glimmer of improvement in economic sentiment across the region, falling export demand, soft commodity prices, and ongoing cost pressures are still weighing on farmland values. Landowners considering a sale in 2025 may want to evaluate local conditions and act before broader market supply increases.

Current Farmland Prices in Iowa: A 12-Month Overview

In June, the average price per acre dropped to $12,288/acre. There were two sales in Saline County that sold for 3,500/acre and 3,514/acre on June 19th which may have brought the overal average price per acre down since these sales were tillable farmland. These figures reflect farms that are at least 80% tillable. The median for example, is $12,550/acre. 

One year ago, the average stood at $14,226/acre, while the current 12-month rolling average is $13,356/acre—a more stable indicator of market trends than this month’s snapshot.

Number of Acres Sold Per Month – 80% or more Tillable Farms

Farmland sales volume in June increased from May and totaled 821.66 acres. This is a good sign that sales are starting to pick back up and expecting a busy Fall and Winter to round out 2025 farmland auctions. A year ago, 1,928 acres was sold.

Monthly Illinois Auction Results: Average Price Per PI Point

The price per Productivity Index (PI) point dropped by $11 from May to June, landing at $96/PI. This compares to last year’s average of $109/PI. The current 12-month rolling average is $105.5/PI, which offers a more stable indicator of land values than this month’s figure, which may be impacted by the two sales mentioned above in Saline County that brought down the overall average price per acre as well. The median price per PI is $101/PI.
