Iowa Farmland Market Update – December 2025
December farmland sales remained strong to close out the year, with 83 transactions totaling 8,248 acres of highly productive land. The market leaned heavily toward quality, averaging 94.99% tillable with an impressive 90.7 CSR2. Prices reflected that strength, with an average of $14,960 per acre and $183 per CSR2 point, pushing total sales volume to $123.4 million. While overall volume eased seasonally, December reinforced continued buyer demand for top-tier Iowa farmland.

County Highlights
December featured several standout sales that pushed pricing to year-end highs:

Sioux County led the month with multiple premium sales, including 35.51 acres at $32,000 per acre with a 94.5 CSR2, and 80.2 acres at $28,600 per acre carrying a 95.1 CSR2.

Another Sioux County tract achieved $28,000 per acre with an exceptional 98.8 CSR2, underscoring the premium placed on elite soils.

Mahaska County also stood out, with 60 acres selling for $25,500 per acre and 72 acres at $25,000 per acre, both featuring strong CSR2 ratings in the mid-80s.

Monona County recorded the highest total acreage sold, with nearly 1,200 acres across 9 transactions, reflecting strong liquidity and consistent buyer interest.

Sioux County remained the pricing leader, averaging over $24,000 per acre across multiple sales and posting an impressive 92.4 average CSR2.

Linn County showed balanced strength, combining steady volume with above-average pricing.

Sales in southwest Iowa, including Pottawattamie County, reflected more moderate pricing tied closely to soil quality and tract characteristics.
Month-to-Month Change (November to December 2025)
Why December’s Averages Jumped Above November
December’s higher average price per acre and average dollars per CSR2 point were largely driven by the mix of farms that sold, not a sudden shift in overall market behavior. Unlike November, December included multiple extremely high-quality farms with elite CSR2 ratings, which pushed the averages higher.
Most notably, Sioux County recorded a record-breaking sale at $32,000 per acre on a tract with a 94.5 CSR2, along with several additional sales in the high-$20,000 per acre range carrying CSR2 ratings in the mid-to-upper 90s. These standout transactions had a disproportionate impact on the monthly averages, lifting both $/acre and $/CSR2 metrics above November levels.
In short, December’s pricing strength reflects exceptional farms selling at exceptional prices, rather than a broad-based surge across all farmland. When top-tier tracts come to market, they consistently command premiums — and December provided several clear examples of that trend.

Year-over-Year Change (December 2024 → December 2025)
December 2025 showed a substantial shift from December 2024, driven primarily by the quality and scale of farmland that came to market. Total acres sold increased by more than 1,200 acres, while the average CSR2 climbed nearly 10 points, indicating a much stronger mix of farmland sold in 2025. This improvement in land quality directly supported higher pricing, with the average price per acre rising more than $3,200 year over year and the average $/CSR2 increasing to $183.
The dramatic increase in total sales volume reflects not only higher prices, but also more transactions and significantly larger, higher-quality farms selling, including a record-setting $32,000-per-acre sale in Sioux County and several additional sales in the high-$20,000-per-acre range. These elite farms had an outsized impact on December 2025 averages and clearly distinguish this December from the prior year.

December Market Takeaways & Outlook
December reinforced that the Iowa farmland market remains supported by productivity, income potential, and long-term land value, rather than short-term speculation. Buyers were selective but decisive, with the strongest competition centered on high-CSR2, highly tillable farms, particularly in northwest and central Iowa.
Heading into early 2026, this trend suggests continued strength for well-located, high-quality farmland, while mixed or average tracts may see steadier, more measured pricing. Overall, December closed the year with confidence, clarity, and a market driven by fundamentals that continue to favor quality.
