Iowa Farmland Market Update – October 2025
October brought another strong month for Iowa farmland, even as sales volume tightened compared to September. High-quality farms continued to command premium values, and competition remained active across the state.
Below is a full breakdown of October’s land market performance — plus how it compares to the September numbers.

October 2025 Sales Snapshot (80% or more tillable farms)
Even though fewer farms sold in October, the ones that did sell were higher quality and commanded stronger prices. This is reflected in the increased price per acre, price per tillable acre, and $/CSR2 point.
Demand remains resilient, especially for high-CSR2 and highly tillable tracts.

County Highlights
Several counties stood out in October:

Sioux County — Two of the month’s biggest sales:

10/22/2025 — 80.13 acres at $26,500/acre (total ≈ $2,123,445) — one of the highest single-tract results of the year.

10/28/2025 — 80.00 acres at $23,900/acre (total ≈ $1,912,000).
These reflect top-tier CSR2 and near-perfect tillability, driving very strong per-acre results.

Lyon County — Twin premium sales on 10/30/2025:

149.20 acres at $21,500/acre (total ≈ $3,207,800)

78.34 acres at $23,100/acre (total ≈ $1,809,654)
Both tracts posted very high $/CSR2 numbers and pushed northwest Iowa pricing upward for the month.

Black Hawk County — 10/9/2025 — 74.86 acres at $20,238/acre (total ≈ $1,515,017) — another high-dollar sale showing that buyers are paying premiums in select eastern/central Iowa markets as well.

O’Brien County Two high-quality sales this month, including an exceptional tract at $19,700/acre with a 98.1 CSR2 — one of the strongest sales statewide.

Linn County Strong eastern Iowa result: 76.22 acres at $15,500/acre, CSR2 79.2. Total price over $1.18 million.

Appanoose–Wayne (Border Sale) 44.42 acres sold at $8,000/acre. Lower CSR2 (53.3) brought pricing down but still above expectations for pasture/timber mix.

Lee County Smaller 13-acre tract sold at $9,927/acre, showing continued stability in southeast Iowa.

Even though fewer acres sold this October compared to last year, the farmland that did sell brought significantly higher prices.
