Factors Influencing Farmland Values in Minnesota, South Dakota, Nebraska, and Missouri

In January 2025, farmland prices in Minnesota, South Dakota, Nebraska, and Missouri continued to reflect broader regional trends, with values influenced by interest rates, input costs, and commodity prices. For the eighth time in the past nine months, farmland prices in the Rural Mainstreet region fell below growth neutral. Bank CEOs reported ongoing challenges, particularly for grain farmers facing lower crop prices and rising expenses. Despite these pressures, land values remained relatively stable, with some pockets of strength driven by strong demand for high-quality, tillable acres. Looking ahead, farmland prices in these states will likely be shaped by interest rate policies, farm profitability, and investor activity in the agricultural sector.

Average Price of Farmland in Minnesota – 80% or more tillable Farms

• In the month of December, a total of 1,274.79 acres were sold in Minnesota by the auction or private listing method. These results are from 80% or more tillable farm sales.

• The current average per acre price for land in Minnesota according to these January sales is $8,364/acre.

• The highest selling dollars per acre farm went to 160.16 acres in Rock County that sold for $14,400/acre on January 21st. This farm is 95% tillable and has a 95 CPI which calculates to be $161/CPI.

Average Price of Farmland in South Dakota – 80% or more tillable Farms

• In the month of January, a total of 608.56 acres were sold in South Dakota by the auction or private listing method. These results are from 80% or more tillable farm sales.

• The current average per acre price for land in South Dakota according to these January sales is $7,680/acre.

• The highest selling dollars per acre farm went to 93.48 acres in Union County that sold for $10,200/acre on January 21st. This farm is 96% tillable and has a 70.8 CPI which calculates to be $144/CPI.

Average Price of Farmland in Nebraska – 80% or more tillable Farms

• In the month of January, a total of 746.82 acres were sold in Nebraska by the auction or private listing method. These results are from 80% or more tillable farm sales.

• The current average per acre price for land in Nebraska according to these January sales is $6,813/acre.

The highest selling dollars per acre farm went to 38.82 acres in Lancaster County that sold for $10,003/acre on January 15th. This farm is 92% tillable and has a 56.3 NCCPI which calculates to be $178/NCCPI.

Average Price of Farmland in Missouri – 80% or more tillable Farms

• In the month of January, a total of 170.37 acres were sold in Missouri by the auction or private listing method. These results are from 80% or more tillable farm sales.

• The current average per acre price for land in Missouri according to these January sales is $15,171/acre.

• The highest selling dollars per acre farm went to 40.77 acres in Dunklin County that sold for $16,695/acre on January 14th. This farm is 100% tillable and has a 81 NCCPI which calculates to be $206/NCCPI.
