Iowa Farmland Sales Summary Week 16, 2018
Remember last week when I said it was slow in Iowa Farmland Sales? This week there was one lone auction of 80% tillable farmland across the state and it was conducted by our company as an online-only auction. This means the entire auction was conducted online with no live event. DreamDirt has pioneered and led the market in internet bidding for land auctions in Iowa and we continue to move more auctions to Internet-only auction when this type of auction suits the seller’s interests. This particular auction was for a farm located in Clarke County Iowa at Osceola, Iowa. The auction terms included the buyer paying a 5% buyers premium on top of their high bid. 9 total bidders registered to bid online for this auction. All buyers were thoroughly vetted prior to auction day and when the auction started we had a very spirited competition for the property that came down to 2 bidders. The 2nd runner-up bidder dropped out at $6300 per acre while the remaining two bidders battled it out from $6300 to $9050 per acre. When the buyers premium was added to arrive at the contract price the property brought $9502 per acre. The average price per acre for Clarke County is $4,029 per acre while the average dollars per CSR2 point is currently $88.21 per acre. This online Internet auction sale beat the county average by a whopping 57.6%! When you calculate the dollars per CSR2 point this farm sold for it was $157.85.
We appreciated the opportunity to market this farm and conduct the auction for the seller Rosa Mathews. Auctions of highly desirable farms always make great auctions and great results for the seller. In this case, the farm was very near development with new housing to the south, new industry to the east and across I-35 was local entertainment and recreation. This combination of features made the property desirable to a number of bidders
