WEST CENTRAL IOWA TILLABLE FARMLAND PRICES

As we reach the end of 2022, and the Iowa State University Land Value Survey has been released, we have some numbers to compare to our own data.  We compiled facts from that report in a recent blog post, Statewide Iowa Farmland Prices in 2023 Annual Report.  Our data is collected from actual sales of 80% tillable farmland.  It is time for a recap of farmland sales in West Central, Iowa for the year and hopefully gain some insight into 2023.  You can always view our Real-Time Current Farmland Price Data in Iowa which is updated frequently.

Realtors Land Institute Survey

In March of 2022, we saw results from the Realtors Land Institute land value survey showing a top value of West Central, Iowa farmland at $14,456 per acre, up from the 6 months the previous report of $12,504 for the highest quality cropland.  Moderate quality farms during the same period showed considerable strength in West Central, Iowa coming in at $11,242 per acre. Again up from the previous 6 months’ value of $9,654 per acre. The lowest quality farms in West Central, Iowa during the same time period showed less price appreciation moving from $7,135 per acre to $8,269 per acre at the March 2022 point.  The same report for the fall of 2022 released in September showed less gain in high-quality farmland moving from $14,013 in March 2022 to just $14,472 in September 2022.  The slower appreciation was also evident in medium-quality farms which moved from $10,721 to $11,041 per acre by the Fall of 2022. Low-quality farms achieved $7,702 up from $7,580 per acre.

Non-Tillable and Timber Land Sales in West Central, Iowa

Non-tillable pasture land in West Central, Iowa’s average value in September 2022 was $4,256 per acre, which tended to catch most contributory acres of non-tillable production in the Loess Hills landscape.  Timberland values in September 2022 were averaging $3,804 per acre.  The non-tillable and timber acres tend to be looked at as contributory value in this region of Iowa because they are often mixed with tillable land.  There are very few farms that are only one or the other.  Just prior to writing this report I attended a land auction in Monona County near Castana of 191 acres which were predominantly timber.  Only 35 were tillable, yet the farm sold for $5,200 per acre overall.  The right mixes are often very appealing to hunters that can afford land.  The rarity of large timber tracts available in this area tends to send them above the average when sold by auction.  Many of the comparable sales in this area by private sales almost always are below the auction values we see.

West Central, Iowa Counties

West Central, Iowa is comprised of 12 different Counties.  Woodbury, Ida, Sac, Calhoun, Monona, Crawford, Carroll, Greene, Harrison, Shelby, Audubon, and Guthrie.  Larger cities in this region include Sioux City, Ida Grove, Sac City, Rockwell City, Onawa, Denison, Carroll, Scranton, Missouri Valley, Harlan, Audubon, and Guthrie Center.  West Central, Iowa borders the Missouri River and includes Interstate 29 and Interstate 35.  A portion of the region is located in the Omaha Metropolitan Statistical Area and includes a large portion of the Loess Hills landform.  West Central Iowa is a destination for out-of-state hunters that come to Iowa to hunt turkey and deer and some farms are purchased solely for hunting in this area.

Woodbury County is in the Northwest corner of West Central, Iowa and includes Sioux City.  It has a weighted average CSR2 rating of 56.8 which is the lowest in West Central, Iowa.  Farmland sold in Woodbury County that was 80% tillable and sold by auction averaged $13,783 per acre.  Sales volume was 532.75 total acres with an average CSR2 rating of 68.6.  That puts Woodbury County at an average per CSR2 point price of $208.30.  2022 was the first time Woodbury County land prices broke the $200 per point mark.  Land auctions in Woodbury County are a great match for tillable farmland.  There is also significant demand for pasture land in Woodbury county and those farms sell by auctions as well. Ida County has a weighted average CSR2 rating of 76.9.  This is higher than Woodbury County To the west at 56.8 and lower than Sac County to the east at 84.3.  Ida County has more rolling hills and that slope is a deduction in the CSR2 rating.  The county has predominantly Loess parent material soils except in low-lying river bottoms.  The north side of the county is flatter and tends to be home to the highest quality farmland in Ida County.  Tillable farmland that sold in Ida County at auction averaged $15,350 per acre and had an average CSR2 of 82.35.  Dollars per CSR2 point for all acres sold came in at $183.79.

Sac County sits just below Northwest, Iowa and northern Sac County has some of the best farmland in Iowa. Southern Sac County is very competitive but sale prices tend to be lower and farms tend to get more sloped farther south of Odebolt. Sac borders Buena Vista County to the north. The area from south of Schaller to Odebolt is often referred to as “The Breadbasket” and has exceptionally high CSR2 ratings over a large area.  Farms with 90+ CSR2 ratings are common in this area.  Farmland sold in Sac County averaged $15,900 per acre with the highest farm selling at $19,250 per acre.  The average per acre price is slightly skewed by one comparable sale in the chart at $8,600 per acre.  Without that sale included the average is $16,703.  From our experience, there is significant competition for farms in Sac County and the auctions there tend to be very active.

Calhoun County has the highest CSR2 rating of all the counties in West Central, Iowa at 85.7. In the northwest quarter of Iowa, Calhoun ranks 2nd place for soil quality out of 24 counties.  The only county higher is O’Brien County at 91.5.  Calhoun County is primarily flat.  The northern side of the county is nearly perfect farmland while the south side isn’t far behind it does include a few more occlusions from the North Branch of the Raccoon River which does at times cause some flooding and has more pasture area.  All of the farms selling in Calhoun County averaged $14,494 and had an average CSR2 of 82.87.  The lowest-selling farm was at $10,550 while the highest-selling farm was at $18,700 per acre.  On a per CSR2 point sales averaged $174.62 which was lower than Sac County to the west with a slightly lower CSR2 average.  Multiple farms broke the $200 per CSR2 point with the highest sale at $216.37 per point.

Monona County is located along the Missouri River in far western Iowa.  It has a large portion of the Loess Hills landform which is steepest on the very western edge.  The average CSR2 rating for the entire county is 57.6 and a significant portion of Monona County is timber.  Many of the timber farms in the area are sought after by hunters and out-of-state investors for hunting.  The Missouri River bottom is a distinctly different landform from the hills.  Many of the river bottom soils tend to be lower quality high carbon soils that are tough to work in any conditions.  The farmers in Monona County know how to do it though and the bottom farms broke $10,000 per acre for the first time ever in 2022 on a DreamDirt auction.  The Whiting area has a large area of high-quality soils where the seed is grown and the Maple River Valley along highway 175 has some very high-quality north of 90 CSR2-rated farms.  The highest-selling farm. in Monona County this year was at $16,600 per acre which was $191.46 per CSR2 point.  The highest per CSR2 point sale was at $14,000 per acre but $232.95 per point.  The lowest-selling farm in Monona was at $5,000 per acre and only $85.76 per point.  This was a significantly low-quality farm with drainage issues.  Monona County farmland sells by auction and is a common means of selling farmland.

Crawford County has an average CSR2 rating of 67.9 and much of the county is rolling hills which has an impact on soil ratings.  Most farmland in the county is terraced and many soil conservation practices are in place in this area.  That said there is significant competition for farmland in Crawford County. This healthy appetite leads to successful auctions county-wide.  The average value of farmland sold in Crawford County was $11,583 per acre with the highest-selling farm at $15,100 per acre.  The lowest-selling farm was. at $9,000 per acre.  The average per CSR2 point average for all sales of 80% tillable farmland was $163.37

Carroll County has an average CSR2 rating of 77.2 and is located on the eastern edge of the region.  Carroll County is home to some beautiful farmland and good-quality soils.  Our farmland auctions in Carroll County have been very well attended and. we always find very active competition for farmland in Carroll County.  The average of all farmland sold in the 80% tillable class averaged $16,783 per acre and the average of farmland sold on a per CSR2 point broke $200 per point at $205.02.  This is a significant measure of the competition in farmland sales in any county during this year.  The highest sale was $20,000 per acre but the highest per CSR2 pint sale was at $239.83 on a $17,100 per acre sale of 55 acres.

Greene County Iowa is home to higher quality farmland averaging 80.1 CSR2 countywide.  The county is dissected by the North Raccoon River which affects the overall county average so the farmland selling tends to be 5-7 points above the county average.  Greene County is on the far eastern edge of the region and borders Central, Iowa.  There tends to be more investor influence as you move into the Central, Iowa region.  The average of all farmland auction sales of 80% of tillable farmland in Greene County was $16,560 per acre averaging $191.77 per CSR2 point.  The highest-selling farm per acre was $20,600 per acre and the lowest was $14,050.  The highest per CSR2 point sale was $244.37 and the lowest was $161.70 per point.

Harrison County Iowa is on the western side of the region and like its neighbor, Monona County has similar topography and breakdown but a slightly higher overall CSR2 average of 59.5.  The western side of the county is flat Missouri River bottom soils with lots of heavy Luton-type soils.  From Missouri Valley to Little Sioux along Interstate 29 the western edge of the traverse the county north to south.  Harrison County has more influence from the Omaha Metropolitan area and more development in the southwest corner of the county.  Throughout the Missouri Valley to Woodbine area, there are multiple housing developments that have moved into rural areas.  The highest-selling tillable farm in Harrison County was at $13,600 per acre while the average for the county for 2022 was $11,464 per acre.  The average dollars per CSR2 point broke $200 in Harrison County at $204.98. The highest-selling farm per CSR2 point sold at $254 per CSR2 point.

Shelby County has an average CSR2 rating of 68.2 across the county.  Shelby County had a top-selling per acre price of $17,300 in August of 2022.  That sale eclipses all other sales by $1,200 per acre higher than the 2nd place sale at $16,100 per acre.  It’s easy to see by looking at the sale results early in 2022 stayed under the $200 per CSR2 point range but around July there appears to have been a major shift in Shelby County farmland sales where all sales broke the $200 a point range by a significant amount.  It’s very evident in the Shelby County results that the jump mid-year in farmland values by $30-$50 per CSR2 pint.  The average farmland sold per acre was $14,600 per acre and the average CSR2 per point just broke $202 for the year.  There is strong demand for farmland in Shelby County going into 2023.
