Iowa Farmland Prices June 11th – 17th 2022
5,368.45 acres of farmland in Iowa sold during the week of June 11th-17th. The average per-acre price is currently $14,373.80. 45 auctions happened last week which is more than usual for this time of year. The highest selling farm this past week was 232 acres in Clay County which sold for $20,100/acre. Coming up close second was 90.5 acres in Sac County that sold for $19,250/acre. Farmland owners are capitalizing on the high farmland prices right now and not waiting till after harvest to sell. How is Farmland Sold?
The past week since I last wrote here has been busy. We are getting lots of new inquiries about selling land and have started more new clients and consultations than any previous week this year. We sell farmland using more than just auctions. While we believe auctions are the best way to maximize your outcome, some clients prefer other avenues of selling and we are able to accomodate that. We have been fortunate to work closely with different land investors that are willing to make private offers on farms and can often close quickly. For some clients this cuts the sales time in half.
The demand for farmland has remained at what is probably its sustained peak. It hasn’t changed much. Day after day we see the same aggressive buying signals from the market. The level of inquiry remains high. Auction attendance and participation remains high. Farmland prices have remained high.
Highest Selling Farm in Hancock County, IA
Our team conducted a live in person and online farmland auction in Hancock County, Iowa this week for Mark and Deb Nelson. We held the auction at the Country Club at Britt, Iowa and had around 25 people in attendance for a 78 acre farm. We also had bidders that attended by the internet. The eventual winning high bidder was an online bidder, who was not in attendance at the live auction. The farm sold for $17,700 final bid which was $18,130 per tillable acre. As far as we are aware this is the highest sale of farmland ever in Hancock County. It made our day to see the joy of our clients who were extremely happy with the outcome of their farmland sale.
As we approach July 1st we are mid year. If you are selling farmland in the next season its definitely not to early to contact us about a sale. We always love the option to get in crop season imagery for advertising. Calling early this year might help time your sale best against a large volume of farms that are likely to hit the market this year.

Midwest Farmland Prices June 11th – 17th
We were able to find a few auction results for South Dakota and Missouri last week. Data for farmland prices in these states are harder to find than Iowa farmland prices. If you are wanting to know what your farm is worth contact us today for an appraisal.
South Dakota Farmland Prices
The highest selling farm I found in South Dakota last week was 104.60 acres in Brookings County, South Dakota which sold for $14,000/acre which is pictured below. Had an 82.2 soil rating which totals to be $170.32/Soil Productivity similar to what we are seeing in Iowa. Another 160 acres in Brookings County, South Dakota sold for $5,000/acre. In Minnehaha County, South Dakota we saw 73 acres of farmland sell for $12,200/acre.


Missouri Farmland Prices
Pictured above is a 23.9-acre farm in Shelby County, MO that sold for $10,400/acre on June 21st.
