Tract 1 is located on the south edge of Gilmore City at the intersection of P19 and C44 and Tract 2 is located directly south of Gilmore City on the hard surface road P19 2 1/2 miles south of C44. Both farms western boundaries touch Pocahontas County so they are both located right on the county line between Humboldt and Pocahontas.

This property will sell in 2 tracts.  Some of the grain bins located on Tract 1 are owned by another party that pays an annual payment for the bins on the property.  That payment is currently $200 annually paid in the fall.  There is no written agreement to govern this rent payment.  The owner of the bins has been notified of the sale of the property.  A photo of which bids are owned by the sellers and which are owned by the other party is included with this listing.  Look for the photo outlining the bins in green and yellow.

This farmland auction will be conducted in person at Gilmore City, Iowa and online bidding will be available.

Tract 2 has a CRP Contract on 22.8 acres which expires 9-30-2022.  There are 4 crop seasons left on the contract.  The contract rate is $245.21 per acre with an annual payment of $5,591.  Practices include CP27 and CP28.
