Recent Farmland Sales Data

Let’s dive into the latest sales data, including county location, land size by acre amount, soil productivity ratings, and sale prices per acre and total price in the table below. By analyzing this data, you can get a clearer picture of how your property may be valued in the current market.

Average Price of Farmland in Iowa

In the month of November, a total of 20,774.87 acres were sold in Iowa from auction sales data. The current average per acre price for land in Iowa according to these November sales is $12,282.01. See how these averages compared to October and a year ago below in next section below to see trend line history.

The highest selling fam in Iowa in the month of November 2023 sold on November 6th in Sioux County for $26,000 per acre. This farm was sold by the auction method and was 80.89 acres of farmland which has a soil score rating of 90.4 CSR2 calculating to be $287.61/CSR point on a 96% tillable farm in Northwest Iowa. Current Farmland Prices in Iowa: A 12-Month Overview

In November, the average price per acre rose to $12,282.01, surpassing October’s average of $12,091.40. Comparatively, the average price per acre was $12,981 in November 2022. November Iowa Auction Results: Average Price Per CSR2 Point

The price per CSR2 point has seen a slight uptick from October, reaching $164.83/CSR2 point. Comparatively, the price per CSR2 point was $166 a year ago. This metric plays a crucial role in determining the overall value of your farm. A notable surge in farmland acres sold at auction is evident when examining the adjacent graph, depicting a substantial increase from October to November. In November, the market experienced its peak with 20,774.78 acres sold at auction, a significant jump from the 4,741 acres sold in the previous month. Future Predictions for Farmland Values

Here you will gain insights into the future of Iowa’s farmland market with our expert forecasts. Understand what to expect in the coming months and years. Here’s what we are predicting:

We just finished up a farmland auction in Sac County a bit ago ending with a bid just below $20,000 per acre and $210 per CSR2 Point!  Proof, good quality farms are still selling at the top of the market in Iowa.  In fact, this result was $1,300 higher than the previous farm we sold in this same township just a few months ago.  Despite lower commodity prices, higher interest rates and an overall worsening economy the top quality farms have remained in a position of top of the market.

Moderate and lower quality farms we have noted have been off the top of the market prices we saw a year ago.  While there is still good demand for those farms there is less competition, yet enough competition to satisfy sellers in the market.

The overall farm economy is addressed well in the Rural Mainstreet Report which I like to follow each month.  In the November report the report noted the following summary.

• For a third straight month, the overall Rural Mainstreet Index sank below growth neutral to a three-year low.
• Banker economic confidence dropped to its lowest level since initiation of the survey in 2006.
• For the first time since January of this year, the checking deposit index advanced above growth neutral.
• For the fifth time in the past six months, farm equipment sales declined.
• Approximately 84.5% of bankers urged the Federal Reserve to make no changes to interest rates at its next meetings on December 12-13.
• Approximately 88.5% of bank CEOs reported that available jobs outnumbered available workers in their local economy.
• According to the International Trade Administration, the export of agriculture products from the region declined from $9.8 billion for the first nine months of 2022 to $8.6 billion for the same period in 2023 for a 12.7% slump.

You can see some items are down, some move above growth neutral.  That is a bit of teeter totter for the farm economy.  While nobody knows what interest rates will do in the future, the indications of more jobs than people shows the current rate increase have not yet had enough of the desired effect on the economy to stop the fed from new interest rate raises in the future.

The best money available with the lowest interest rates today is the Beginning Farmer Loan program who can borrow at about 1/2 the interest rate of a regular market consumer.  This may be an opportunity for some sellers to work with Beginning Farmers who sit in a better borrowing position and for some sellers, you might consider contract financing to buyers where you can better control the rate of interest and not take the entire capital gain at one time.
