On July 31st our team will be headed to Floyd County Iowa to sell 138.6 acres in cooperation with Behr Farmland Auctions.  Together we will represent the Merfeld family in the sale of their Century Farm near Marble Rock Iowa and we do very much appreciate the opportunity to work for the Merfeld Family.  This will be a LIVE AUCTION just like you are used to, but it will also have online bidding.  Some bidders will be onsite, and some will bid via the Internet during the auction.  If you can’t make the auction and want to bid register for the auction online and bid from anywhere.  The technology makes it very easy and bidders that try it always enjoy the experience and convenience.

The northern Iowa farm is located on the eastern edge of Marble Rock and it has everything buyers look for in farms.  Good drainage, flat, square, multiple access points, high CSR2 rating,  hard surface road, close to market and a good production history with a good tenant farmer that has taken very good care of the farm. For a farmer its excellent high quality tillable acres that would help add capacity and earning ability and for the investor its a high quality land investment that will be sure to draw high quality tenants.

The Merfeld Family purchased the farm in 3 tracts starting in 1898 and completing the 3rd transaction in 1917 which means you have the opportunity to buy a farm that has not been on the market in over 100 years.

Are you completing a 1031?  The sellers are agreeable to any closing date prior to November 30th so if you need to close quickly they will accommodate you. If you wish to closer later in the year you will have up to 4 months after the auction to close.  If you have not sold your exchange property this gives you time to sell your farm, close and complete your purchase of this farm.

Farm Auction Overview: This farm will be offered in 2 tracts using buyers choice method which means when you are the first high bidder you will be given the choice to purchase tract 1, tract 2 or tracts 1 and 2.  It is important to note that you purchase will include a 2% BUYERS FEE that will be added to your bid.  The most simple way to understand that is that you will close for 102% of your bid.


Sale Method

This farm will be sold at live public auction with online bidding.  You may come to the auction and bid or bid via the Internet or DreamDirt’s Smartphone APP.

The farms will be sold High Bidder’s Choice.  The top bidder can choose Tract 1 or Tract 2 or both Tract 1 and Tract 2.  After the high bidder’s choice any remainign tract will be offered again until all tracts have been chosen.

Earnest Money

Farm Lease

The farm is rented for the 2017 crop year. You will receive landlord possession at closing if the crop has not been harvested.  The tenant will harvest his crop as quickly as possible and will vacate the real estate as soon as he has completed harvest giving the new buyer full possession.

Terms and Conditions

There is a 2% buyer fee associated with this auction. The buyer fee will be added to your final bid to arrive at the purchase price of the farm.
