Iowa Farmland Auction Results
Welcome back to our week 12 report on Iowa farmland prices for farms sold at auction. Each week we report the results of farmland prices from farms sold at auction that were at least 80% tillable. While we keep data on all types of farms the purpose of this report is to help buyers and sellers understand the current trends in farmland prices. The report shows the actual results of farmland auctions in Iowa along with the averages and trends. Each situation is different, each farm is different but you can use our information to help you get an idea of the expected market value of a farm.
Iowa Farmland Sales Summary
At least by current standards, we saw a little more volume in farmland sales than the current average. There were 14 auctions of 80% + tillable farms. The story remains low volume, high demand and there isn’t much more that can be said about the market today. There is still a fair number of leasebacks as private sales available throughout the region and despite the demand for farmland, the leasebacks have been difficult to put deals together this year. The additional restrictions on those purchases can repel investors in some cases and as you try to sell a leaseback you cut out nearly 80% of the buyers who are farmers and would only purchase to farm, they are not interested in being a landlord in most cases.
Average Price Of Farmland In Iowa
The average price of farmland this week was $7821 per acre with an average of $105.54 per CSR2 point on tillable farms with 80% tillable acres. This falls about right on the trendline but 13 weeks into 2018 we still show an increasing trendline for both dollars per CSR2 point and per acre price for farmland auction sales in Iowa.
Farmland Sales Volume In Iowa
Farmland sales this week were the 2nd highest of 2018 nearly topping the previous $16,997,087 sold in week 8 of 2018, however, this weeks volume of acres did top the chart for the number of acres sold in a week at 2316.92
