Iowa Farmland Prices July 1 -7th, 2023 Report

A total of 979.80 acres were sold in Iowa this week. The average price per acre for the 12 tracts of land auctions is $13,988.33/acre and $165.53/CSR2 point. Learn more about CSR2.

How much is farmland in Iowa worth currently?

This week’s top-selling farm is 121.82 acres in Osceola County, IA which sold on July 6th. This farm is located West of Melvin, Iowa and sold for $19,200/acre. The CSR2 rating of the farm is 97.1 which totals to be $197.73/CSR2 point on this 98.5% tillable farm.

The second highest selling farm that sold this week went to 102.52 acres of farmland in Calhoun County, Iowa South of Rockwell City which sold on July 7th for $16,000/acre. CSR2 rating on this farm is 86.9 which totals to be $184.13/CSR2 on a 98% tillable farm.

Third highest selling farm of the week is located in Osceola County West of Melvin, Iowa. This farm sold on July 7th for $15,200/acre and $160.51/CSR2. This farm consisted of 40.08 acres and is 89% tillable.

Do you sell land to China?

This question is important and the answer is NO! We do not sell land to China. Another question we frequently get asked is Do you sell land to Bill Gates? The answer is no we have not sold land to Bill Gates either. Iowa has the strongest law against China being ineligible to buy farmland. We are cover this in our terms and conditions which says, “Restirctions may exist on the purchase of farmland by nonresident aliens, foriegn businesses, foreign governments or others in certain jurisdictions. It is your responsibilty to ensure you are legally able to buy farmland prior to placing bids. In the event you are deemed ineligible to purchase farmland prior to closing you will forfeit your earnest deposit to the seller. Now Bill Gates is an American citizen and no law exists to prevent him from buying but our research shows that he has never been an auction buyer, he has purchased his land holdings by private sales only.
