Iowa Farmland Prices July 23rd – 31st

Before we discuss monthly results for farmland prices, we need to cover the last week of July’s data and top-selling farms. From the table below, you will see that there are 13 auction results and a total of 1,904 acres of farmland sold in Iowa during July 23rd – 31st. The average price per acre of farmland from these 13 auction results is $13,146/acre and $165/CSR2 point.

Top Selling Farmland in Iowa

During the last week of July, O’Brien County, IA was the highest selling farm with 160 acres selling at $23,500/acre. Runner-up went to 116 acres in Story County, IA that sold for $20,000/acre by the auction method and had an 83.3 CSR2 which totals $240/CSR2. Third place goes to Dickinson County, IA 160 acres sold for $18,700/acre or $213.47/CSR2.

Number of Acres Sold in Iowa During July 2022

If you take a look at the graph to the right you will see a decrease in farmland acres sold at auction from June to July. June was a crazy month for farmland sales in Iowa with more than 15,000 acres sold. In June we saw 8,467 acres sold which is still an increase from July of 2021 when only 5,229 were sold. Average Price Per Acre Farmland in Iowa

For the month of July, the price per acre average is $12,593.38 which is down slightly compared to $13,623/acre in June. This is still an increase from the $11,645/acre average in July 2021.

Price Per CSR2 Point Iowa Farmland

The price per CSR2 point is also lower compared to June. We still saw an increase from July 2021 to July 2022 from $151/CSR2 to $164.13.
