This is a top-quality farm in a tightly held area.  This farm averages over 90 CSR2 and will be offered in 2 tracts.  The farm is located south of Odebolt, just a mile off of Highway 39, at the intersection of Gard Ave and 380th Street.  The farm is rented for 2024 and you will receive the rental payments in accordance with the existing lease paid to you in cash payment.  Payments from the tenant will begin with the 2nd 1/2 2023 rental payment in December 2023 2 additional payments in 2024.  This will amount to around $450 per acre rent realized through 2024.  Since the farm is offered in 2 tracts you will receive payments for the acres you purchase as stated in the purchase agreement.
